The project consists in a commercial building that houses two symmetrical large premises (> 1,000 m2) Therefore, the project is a hybrid between a commercial building and a warehouse, so we had to guarantee aspects such as simplicity, speed of execution and low cost building solutions. The location and geometry of the site conditioned its simple and symmetrical plan The basement is used entirely for parking, access and facilities rooms, whereas the ground floor is occupied by both open plan and high-rise premises and a small area in between, were the vertical communications are. The upper mezzanine floor houses two smaller premises for administrative use. The facades rely on just two materials, mortar monolayer plaster below ground level and composite aluminium panels in the rest. The glass front facade is cut in steps according to the premises interior, increasing its share as the glass overlooks the main facade, which is visible from a high traffic avenue.
